The Villa Svancari development comprises of 10 separate luxury ski apartments, superbly designed to offer modern comforts and a stunning view. The development is located on the main road to the ski lifts, around an 8 minute drive in the ski bus. Villa Svancari will offer nine 1bedroom apartments, one Studio apartment, an on-site restaurant and parking spaces. All apartments will be aesthetically pleasing and finished to the highest standards as a classic example of a contemporary holiday home.

Construction Schedule

Construction will be completed by the end of December 2007. At which point, the apartments will be ready to rent for the majority of the ski season.

Facilities And Maintenance

The maintenance of the building and the communal areas will be provided directly by the developer of the Villa Svancari development.

Payment Terms

The Right Move Abroad have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by The Right Move Abroad as an administration charge. We will accept verbal reservations which are valid for 72 hours.

The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

FIRST INSTALMENT - 40% upon signing the Preliminary Contract of Sale within 30 days of making your reservation (minus your €3,000 reservation fee).

SECOND INSTALMENT - 40% upon completion of the roof of the apartment building.

FINAL INSTALMENT - 20% upon hand-over.

Property Management

A yield of 9% p.a. is expected by the ski apartments in the Villa Svancari development. Upon a separate agreement the letting and management services can be provided directly by the developer of the project in partnership with major international and local tour operators.

The property management and letting services will include:

• Organisation of the maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen
• Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, cable TV, Internet, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required
• Organisation and the payment of the annual property tax (funds must be supplied by the apartment owner).
• Organisation, filing and submission to the tax office of the annual tax statements and of the tax relating to the rental of the apartment
• Organisation of book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies
• Representation of the apartment owner and protection of his/her rights
