Payment Terms This is a simple guide to purchasing a property in Spain through Property Prophets, however, this information is intended as a general guide only. First Step.
Decide which area of Spain you would like to view. Most people take into account access via airports and the regularity of flights. Simply email or fax your requirements and we can put together a selection of properties for you to view. We can, if you wish, collect you from the airport, arrange suitable accommodation and show you the area on a private tour, normally called an Inspection Visit. This will be a one to one tour and specific to your requirements, taking in not only property but all the other factors which are important in making your decision.
Second Step.
If you do decide to purchase a property. We are ready to assist you in every way. To secure a property, a deposit of 3000 Euros is required on new or resale property. With a new property the builder will ask for a stage payment PRIOR TO completion, however with a resale usually the initial deposit is all that is required. A contract will be produced that is signed by all PARTIES involved.
You may require a mortgage. This is a simple operation and will require the usual personal information on earnings etc. As a guide a 70% mortgage is normally available. It is worth pointing out that with any property purchase in Spain you need to keep in mind that approximately 13% needs to be added to the cost of the purchase to include tax, legal fees and mortgage fees. Less if you do not require a mortgage. You will then require a Spanish registration number (NIE).
A Solicitor is always a good idea. The chosen company can ensure that all the usual searches and legal requirements are met so that on completion all details are in order. We can assist you in selecting a solicitor.
Third Step.
The Solicitors will arrange a date at the Notary. This is the final legal step on your way to owning your property in Spain.
Throughout this process Property Prophets will communicate and assist with every detail. From the viewing of properties, through the whole process of the purchase, the completion, and of course the after sales through our Spanish partners.
For example:
1. Arranging your Spanish registration number (N.I.E)
2. Checking the property, New or Resale, to make sure all work has been carried out correctly and all items are in order.

4. Furniture, we have experienced, professional suppliers that can provide an enormous range of choice with a pre check of your property for access and furniture suitability.
5. On completion you may want to take advantage of Power of Attorney facility which the Solicitor can arrange, or return, to attend at the Notary in person. We will be there to collect you from the airport, take you to the hotel, meet with the banks to open an account, meet the solicitor to cover any outstanding points, select furniture and to ensure that the handing over of your Spanish Keys is a smooth and enjoyable experience.
6. Don't worry about the utility bills, this will all be arranged by your Solicitor. Also on-going advice throughout the subsequent years is available via Property Prophets, our Spanish partners and your Solicitor.
7. Transfer of funds between Spain and your home country is also very simple and can be arranged during any one of your trips here or by email if you prefer.
8. Finishing touches: We offer a shopping service. You may want to get to know the area with an experienced person who has been living in Spain for some time. You could combine this with a shopping trip to look and remind yourself of the location of the hospitals, clinics, chemists, schools and beach areas.
