The developer, Prima Crete for Construction & Development (S.A.E) was founded in 1964 in Cairo. Royal Residence in Cairo offers a five year rental guarantee which increases during the five year period. It is paid 6 monthly in arrears to the buyers nominated bank account. The owner is allowed 3 weeks usage themselves per year (with notice). The rental guarantee breakdown is as follows:
YEAR ONE: 7.5% of the property value
YEAR TWO: 8.0% of the property value
YEAR THREE: 8.5% of the property value
YEAR FOUR: 9.0% of the property value
YEAR FIVE: 10.0% of the property value

Cairo's metropolitan area has 17.8 million people and with strong economic growth and an emerging middle class there is now a shortage of European standard properties to rent. A Novotel is $150 per night and the five star hotels have no problem charging $250 per night now.
The developer and operator of hotel d in Paris is bringing the apart-hotel concept to Cairo. Currently two bedroom apartments rent for 1,300 to 1,500 Egyptian pounds per night and one bedroom apartments 700 EGP to 1,300 EGP. Even at just 70% occupancy this works out, after expenses, at forecast yields of over 15%.

Payment Terms Property Prophets Limited have a refundable reservation fee policy which enables you to hold an apartment for up to 28 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first installment. The reservation fee is only refundable if the client views the property for sale in the development within the 28 day period. Only 10% of your reservation fee is retained by Property Prophets as an administration charge. We will accept verbal reservations which are valid for 48 hours. The refundable reservation fee is 10% of the property value and should accompany a signed reservation form which is available upon request. After 28 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable. There are two possible payment plans:
Payment Plan A:
10% reservation fee.
30% on signing.
15% upon completion of the foundations
20% upon completion of the shell of the building
25% on delivery
Payment Plan B:
10% reservation fee.
90% on signing.
A 6% price discount will be applied to properties paid under Payment Plan B
Property Management Royal Residence with all the facilities and it’s location has the qualifications to run as a 5 star hotel, for this reason it is important that the development is maintained to a high standard. We have therefore formed an agreement with the French group S.A.R.L Marina, the management company for the Chain Hotel France 2 based in Paris-France. Chain Hotel France 2 has a long history in the running, managing and maintaining of prestigious hotels. For more than 25 years their hotels have been the first choice for executives and business people from all over Europe.
Along with the management company a Committee which will include representatives of the managing company and elected representatives of the owners will be there to oversee the maintenance, general upkeep and improvement of the development. This ultimately means that owners will have a say in how the development is run. The maintenance fees will be subject to change but increases will be in line with the inflation rate.
Annual Maintenance Fees range from £500 per year for a Studio, £650 for a One Bedroom Apartment, £700 for a Two Bedroom Apartment, to £800 for a Three Bedroom Apartment. These costs will initially be taken from the rental guarantee.
