Kutelo Residence, Bansko The Kutelo Residence is another excellent ski property investment opportunity. It consists of three sections. Each of them has a separate entrance and a lift. Location Kutelo Residence Complex is located in an excellent area of the town of Bansko, not far from the centre of the town (600 m.) and near to the Gondola Ski lift (only 350 m.). The south-west part of Kutelo Residence is bordered by the Glazne river and to the south, there are beautiful views of the Pirin mountain. Construction Schedule Construction is due to commence in April 2006 and completion is expected at the end of December 2007. Facilities And Maintenance The are 62 apartments in total in three blocks, each block having a lift to each of the floors and a separate entrance. There is a property management company on site which will be available to all apartment owners.
There is 24 hours security covering all areas of the development. There is a swimming pool, fitness centre, sauna, jacuzzi, steam bath, ski wardrobe which are all free to all residents as well as a massage service which will incur a small additional charge. There is also free secure parking provided to all owners and their guests.
The maintenance charge for the resort has been set at €10 per sqm of total apartment size, per year.This charge will cover the cost of the 24 hour security, pool maintenance and cleaning, common area maintenance and cleaning, gardening and other on-site staffing. Property Management Upon completion, you will be presented with a contract for the management of your apartment. This will include an estimated rental income for both peak and off-peak seasons in the form of a nightly rate and estimated occupancy figures based on the guidelines given by the chosen tour operators for the development.
