Festa Holiday Apartments The perfect holiday place really exists - Festa Apartments - Pomorie is a beach front residential property with sophisticated style, offering luxury and unforgettable amusements. The holiday complex comprises 192 apartments from 57 to 130 sq. m. completely finished and furnished, with a restaurant, bar, several shops, spa and well equipped fitness centre. The mild climate and long summer guarantee exciting adventures for all sun lovers. All apartments are fully finished and completely furnished. Location The development is 15 miles north of Bourgas which equates to a 20 minute drive. It is a Mediterranean climate during the summer months with excellent beaches, water sports and all-year-round eco-tourism. There is a luxury 18 hole golf course planned nearby which is in the final stages of approval, and there are a number of five star hotels in the area. There has been a significant increase in international charter flights to the airport and tourism is forever increasing to the area.
The site is 6 minutes walk from the centre of Pomorie and situated on the beach. Construction Schedule Construction commenced in September 2005 and completion is expected at the end of December 2007. Facilities And Maintenance The maintenance charge for the resort has not yet been set, but is expected to be between €5 and €8 per sqm of total apartment size, per year.
This charge will cover the cost of the 24 hour security, pool maintenance and cleaning, common area maintenance and cleaning, gardening and other on-site staffing. This charge also covers the insurance of the complex. Payment Terms The Right Move Abroad have a refundable reservation fee policy which enables you to hold an apartment for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. Only 10% of your reservation fee is retained by The Right Move Abroad as an administration charge. We will accept verbal reservations which are valid for 72 hours.
The refundable reservation fee is €3,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment.
FIRST INSTALMENT - 30% upon signing the Preliminary Contract of Sale within 30 days of making your reservation.
SECOND INSTALMENT - 40% upon completion of the roof in your apartment building.
FINAL INSTALMENT - 30% upon issue of Act 16 (completion) and signing the notary deed. Property Management Upon completion, you will be presented with a contract for the management of your apartment. This will include an estimated rental income for both peak and off-peak seasons in the form of a nightly rate and estimated occupancy figures based on the guidelines given by the chosen tour operators for the development. It will also include details of what proportion of this rent will be retained by the on-site management company in order to provide you and your guests with the following services:
