Margarita Island’s climate varies as the terrain changes from valleys, hills to mountains. The vegetation varies from dry to humid forests respectively from the base of the mountains to the summit. Payment Terms We have a refundable reservation fee policy which enables you to hold an apartment for up to 28 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first instalment. The reservation fee is only refundable if the client views the property for sale in the development with us within the 28 day period. Only 10% of your reservation fee is retained by us as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is $4,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first instalment. After 28 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.
• The first stage payment is 50% of the total purchase price within 30 days of the reservation contract signing with a deduction accounting for the reservation fee.
• A second stage payment for the amount of 25% of the total purchase price is due 4 months after the signing of the contract.
• The final stage payment is due on site building completion and amounts to the remaining 25% of the total purchase price.
