Here are some frequently asked questions which we are sure you will find useful when you are looking to buy a property.
Q: If I reserve and would like to view, what is the time frame?
A: We recommend that you come out and view your potential investment. For this we offer a policy where for the first 28 days your reservation fee is 90% refundable if you decide not to proceed. If you do, then great, all systems are go. This may vary by development depending on the developers rules, but you should discuss this with us prior to making any commitment.
Q: How do I go about viewing?
A: We don’t offer “organised viewing trips” as we don’t want you to feel that you are under any pressure, but if you book your flights, we can help with the rest by organising your transfers and accommodation. If you are happy to proceed and buy through Property Prophets we will arrange a discount off the price of your property, to help cover your costs. If you have not yet organised your viewing trip, contact us as soon as possible and we will be happy to assist you.
Q: What happens if I do not proceed with my purchase after viewing?
A: If you have viewed the development within 28 days of the date of paying your reservation fee then you are entitled to a refund of 90% your reservation fee (10% is retained as an administration cost). The fee will be returned to you within 60 days of date of cancellation. Again, this may vary by development and you should discuss your specific requirements with us.
Q: Once I have paid my first instalment will I have to deal directly with the developer?
A: No, we will act as a “go between” and help in any way we can. We pride ourselves on our customer service and will look after you through the whole buying process as much as we possibly can. In some cases, it may be easier for you to deal with the developer if they have a team in place, however, we are always here to help either way.
Q: What happens when I am asked to pay the final instalment?
A: Again, something we have tried to ease is the coming and going for you at the end. We have snagging teams in our locations and we will make sure that you do not have to make your final payment until your property is fully completed; hence making sure you will always have bargaining power.
Q: What do I do regarding rentals?
A: Rentals are often important to our clients, however if there isn’t a Rental Guarantee in place, there are various other options and guarantees are not always the best option. Most developers will have a management scheme and there are numerous property management companies to choose from or even websites where you can advertise when you want. We can help you in discussing the best options for you depending on your personal preferences and the market at the time.
